Your Vacancy with Saxe
Through the years, Saxe has
leased more homes in San Francisco and Northern San Mateo
County and utilizes an extensive advertising network. Our
experienced staff of agents has the expertise in determining
the current competitive market rents to maximize your investment
property's profit. Our agents professionally negotiate leases,
adhering to strict and rigorous screening process. We use
and recommend our court-tested lease contracts designed
to protect YOUR rights! These contracts are continuously
updated to comply with changes in Landlord/Tenant Laws,
as well as any rent control or City Ordinances. As members
of multi-credit reporting agencies, we obtain credit reports
and thoroughly check and verify all references. Saxe professionals
know what questions to ask!
LEASING
CHARGES:
If you would like to list your rental properties with us,
our leasing fees are as follows: RESIDENTIAL: 6% commission of the gross annual rent
for a one-year lease,
(plus a 5% commission on the 2nd year's gross annual rent
on a two-year lease) COMMERCIAL: 5% of the first three years of the lease,
4 percent of the next 3 years, and 2 ½ percent of
the remaining years up to ten.
The
funds are due to you upon receipt of the new Tenant's signed
lease and first months' payment less commissions due to
the agent. Furthermore, the Agent is hereby appointed the
exclusive Real Estate broker during the term thereof in
connection with the leasing of any unit and is entitled
to receive the commissions provided for above.

Disclosure: When a vacancy is listed with Saxe it is considered
an open listing, which means that you have the right to
rent your vacancy on your own or list it with another firm.
If you do so, please advise us immediately if rented, so
it can be removed from our files. If we obtain a qualified
tenant that you elect to enter into a lease with, you will
then be responsible for paying Saxe Real Estate a leasing
commission as outlined.
